Worst estate agents EXP UK I have ever had dealings with whilst attempting to purchase a property.
Helpful when viewing and offering, but lack of transparency re the property.
Advertised as freehold with a full market value price to find out when solicitor receives pack from whom I am purchasing solicitor that in fact it’s a shared ownership which seller is staircasing and it’s leasehold which will be changed to freehold at time of purchase.
This has now caused significant delays, valuation with timescale date which no one was informed of !
Total lack of transparency
Agent doesn’t answer phone calls or emails when asked to assist chasing paper work needed from the seller
But when seller insists on competition date 10 days later due to expiry of this valuation which will now take another 3-4 weeks to obtain the estate agent puts the fault on buyers purchaser when in fact all legal paper work on this purchase is delayed due to emails and requests ignored !!’
Awful way to do business

These are scammers, not estate agents
I received an unsolicited letter from a self-proclaimed estate agent working for Exp UK, claiming that my property (which he identified by the correct house name and number) has been "on the market unsold for 36 days" and offering to sell it for me if I swap estate agents.
My property IS NOT for sale and HAS NOT BEEN for sale for the past several years. Furthermore, none of the properties in my postcode are currently for sale.
The scammer also claimed incorrectly that my property is an end-of-terrace house, and mentioned that he's been "keeping an eye on the property's progress on Zoopla", noticing how the asking price was reduced... nothing but a bunch of lies. My property hasn't been listed on Zoopla since before this scammer started his career as an "estate agent".
Shame on you, Exp UK, for aiding scammers target honest homeowners!

I am extremely pleased with his service and the way we have been looked at. Please do not look at reviews of the agency it’s made up by customers who had a different experience with the agent. If you look for professional agent Tom is definitely the one. Highly recommended.

I received a call to arrange a viewing, which was all okay and arranged. I then received a text later asking to change it, I replied and received a very vague response from Michael brownsett which said ‘the vendor doesn’t to evenings’. I didnt attend the first viewing that was cancelled and then received an email from mr brownsette asking how the viewing went. This company needs to get their communication in order.

Worst experience with Faye Shaw estate agent in Sutton…
Faye Shaw estate agent in Sutton Coldfield has been nothing but dishonest and unprofessional. She lied about the seller’s chain and never gave us clear updates. Getting hold of her is almost impossible — no direct number, always voicemail, and replies only when she feels like it.
At the start, when we put in our offer, she was quick to reply (even while at a concert), but once things moved forward, she went silent. She has no team, so everything runs on her terms. For viewings, she just sends her sister, who knows nothing about the property and can’t answer a single question.
When we chased her about the chain, she got resentful and told our solicitors she’d only deal with them, not us. That was plain rude. She clearly only cares about the seller’s money and avoids having a team so she doesn’t have to pay anyone.
The only reason we pulled out of the purchase was because of her lies and unprofessional behaviour. Sellers should know they’re losing buyers because of her.
Worst experience with Faye Shaw properties
Our experience with Faye Shaw, an estate agent in the Sutton Coldfield area, was nothing short of appalling. From the very beginning, she was completely dishonest about the seller’s chain position. She misled us into believing there was no onward chain, only for us to find out much later — after wasting significant time and money — that this wasn’t true. This was not a simple oversight; it was a deliberate misrepresentation.
Communication with her was virtually non-existent. She consistently ignored calls, never returned voicemails, and responded sporadically to messages. When she did communicate, there was zero accountability, no apology, and certainly no empathy for the stress and inconvenience she caused.
Faye seems far more invested in maintaining a polished image on Instagram than in conducting herself with any degree of professionalism or integrity. Her online reviews appear to be carefully curated and largely written by friends and family rather than genuine clients, which gives a completely false impression of her service.
Dealing with her has been one of the most frustrating and stressful experiences we’ve had in the property market. If you value transparency, communication, and basic honesty, we strongly advise you to think very carefully — and perhaps multiple times — before engaging with her.
Rude and dismissive
My other half had a call back regarding a property we had seen on Rightmove. We are first time buyers but cash buyers, which I understand is unusual but not unheard-of. The agent practically called my other half a lier over the phone and even laughed at the fact. Saying oh you just happen to have £250k sat in the bank do you??? Guess what we do and guess what we won't be spending it on a house with you guys!!! Told her not to bother as the house would probably be sold soon anyway, promised to book a viewing anyway and send a Confirmation which never happened. If you are a seller don't bother as they are obviously more interested in selling a mortgage than your property.
Appalling and very dishonest service
I don’t normally leave feedback unless the experience was evidently awful.
I would like to share how my recent experience with one of their agents Elizabeth Moore was very disappointing. While we initially approached the process with patience and professionalism, we were left feeling misled and frustrated by the lack of clear communication.
Throughout the process, we were given vague responses and often left waiting for updates. When we did receive communication, it suggested that progress was being made, only to find out later that our offer was not being accepted.
A more transparent and honest approach from the beginning would have been appreciated. Hence, this experience has led us to decide not to continue any future business with exp and specially with their agent Elizabeth Moore.
We hope this feedback is taken constructively and that future clients do not face similar challenges.
My advise is if you have a choice, I would prefer not to do any business with them as proven by the other feedbacks on this website, they’re services requires drastic improvements particularly on how their agents conduct their businesses.

Well, several months, zero viewings and what is now going to end up as a court case later I realise why some Exp agents are giving the industry a bad name.

A completely different experience
A completely different selling and buying experience that I can confidently say you won't regret choosing.
My family recently had to sell a relative's property following their death. I was shocked that using a High Street Estate Agent had changed very little in the 20 years since I'd last bought and sold property. The whole process reminded me why I'd said I'd never move again. However, my ill health has meant I didn't have a choice. I needed to find a new home, but knew I'd struggle with the process. For that reason, I reached out to Matt Pickett. I knew he had years of experience, and I needed advice on how best to do it. I am so glad that I did!!
He was just in the process of setting up as an Independent Personal Estate Agent. I'd never heard of that, so I asked what was involved. He explained that he could tailor it around me, but I thought it sounded too good to be true, in all honesty. However, knowing Matt for some time helped me to put my trust in him and give it a go. I jokingly asked if he could clone himself into a Phil Spencer while he was at it, to which he replied, 'Funny you should mention that.'
Again, I'd never used a buying agent, so I read up on that and decided it was exactly what I needed. Finding that he could provide both services was a game-changer.
I'm writing this review now because the selling and buying of property takes time to complete. I'm aware this is a new venture for Matt, and he's the first Independent Personal Estate Agent in the area, to my knowledge, so I felt it important to share my experience so far for anyone else considering whether to go down this route.
From our first discussion and throughout, Matt has made this easy. A word I never thought I'd be using about this, but it's true. Matt tailored the Valuation, Marketing, Viewings, and assisting me to Buy to suit my needs and timescales.
I was constantly kept informed throughout. He was proactively marketing the property on Social Media before the photos had even been taken. When it went online the viewers situations were checked, appointments booked and confirmed immediately, and reminders given. I had 11 viewings with prompt feedback on all of them. I had sold within 13 days (sooner if I could've coped without a break between viewing days). Matt used his experience negotiating to get my first choice of house with a decent reduction on the asking price and agreement on timescales. I'd never have had the energy or managed to hold my nerve to do that myself.
Everything has been communicated and documented, and he's checking in on progress, also giving informed suggestions for surveyors, solicitors, removals etc.
This couldn't be more different to my previous experiences. This method has proved perfect for me. I can contact him through WhatsApp whenever it's convenient to me, knowing that he'll respond.
I've not had to chase anything, and he's often one step ahead!
There's no questioning that this necessary part of life can be disruptive, but this has been dealt with so quickly and efficiently that I haven't hesitated to recommend him to others.
I don't doubt that he'll continue to make this as easy as possible as we inch our way to completion, but I will update this to confirm.
UPDATE: Things don't always go to plan with buying/selling. I was forced to change my chosen house if I wanted to move in the timescales I needed. Matt was there to help me find a new property quickly. He continued to be there throughout. Today we exchanged contracts and will be completing our move just four months after our first discussion. I won't pretend that the process isn't stressful, but it is made far less so with the right agent. I found him.
Do not trust what you are told
Following moving into my property I found what the estate agent told me about the local area most notably a store behind my property was totally false. The noise is so loud and I was told there was a couple of deliveries and there is no issues with noise! So untrue.
Property also sold as garage/utility which I found out it should be unless there is an extra fan.
Would not trust the property information nor what they say about the area.

Do not go with ExpUk. Shocking customer service and their agents are just as bad. Sent over communications between myself and the agent. They defended the messages and did not seem them passive aggressive or unprofessional. They wanted extra information about our mortgage, even after giving an agreement in principle. The agent also remarked that we couldn't have a second viewing without making an offer!!!!

I booked from the website to view 2 properties, selected time and date, then they call me and changes time. very unprofessional. Also before viewing, the cost of property was increased by £10,000 from actual advertised cost
Disappointing
I have called them three times trying to arrange viewing for a property which we liked in Walton on Thames. Every time I was told the property agent is John S and he is going to call me back and let me know when we can see property. Never received any call nor respond to the online request I sent.
