Offerpad is a devious trap for sellers. They start by providing a healthy offer. Over time, it is death by a thousand nicks. Their inspector proceeds to rip apart the house (in his report) and they use that to cut the offer price by 35%. They take advantage of having wasted the seller's time and leverage that desperation. I pulled the plug and restarted the selling process. These vultures did not get me. "Caveat venditor!!!" - Let the Seller Beware!!!!!
Would avoid them
Represented a buyer on a home that Offerpad was selling. The whole process with them was horrendous. Their communication is severely lacking. You get rotated among many of their customer service people throughout the process. They add addendums to the contract that are only in their favor. The home we were under contract for was a hot mess under the hood. They basically put lipstick on it to sell but it needed way too much and we had to terminate.
On the sell side, you are going to get the lowest offer for your home. You are better off getting a local agent to put it on the MLS and get the highest exposure and hopefully highest price for your home.

Would someone explain how I am receiving emails from OFFERPAD that are addressed to another client. I was a customer almost a year ago. Today I received an email for a Miss Newkirk. I am not, not do I know anyone named Newkirk. My email is my name which in no way remotely resembles Newkirk. Has their database been compromised? Bait & Switch
The company provides a fair offer and then proceeds to take 5% commissions. Then they hire a home inspector to exaggerate the problems he finds and reduce another 10%. I have to admit this process is for the desperate that need to get rid of their house.
Awful
Awful. Gave me a good prelim offer, got me hooked. was VERY quick in the beginning, then stopped picking up phone. They wouldnt pick up after initial contact, and based on their prelim (which the girl said is rarely far off from final), I passed on a better time sensitive offer. Then the after inspection number came in almost 50% of what they initally offered. I would AVOID like the plague.
They lie upfront to get you to commit
Initial offer was 266k, took over a week for the final offer to come in at 193k. When asked about this 70k difference, we got a bullshit answer saying there weren’t enough recent comps sold to justify. DO NOT work with offer pad, or if you choose to, don’t go under contract on another house until you see the final offer. I understand they need to make money, but they still try to scam people.

They came and took pictures of my home. 5 days later they said they could not buy it and gave no reason. They are difficult to contact and their customer service is awful. I do t trust why they came and took pictures of my home inside and out. This is a scam and I am reporting them. I think they were casing my home

Absolutely horrendous.
Bought a house from Offerpad and it is a giant, polished turd. It looks great from far away, but as Ive dealt with little things here and there, ive quickly realized that this house is awful! Offerpad redid the inside of the house but must have hired the WORST contractors who just did a fast and quick job but skipped so many steps and were lazy!
-Toilets aren’t installed properly.
-Kitchen countertop isn’t even attached.
-Water is coming out black.
-Broken locks on door
-Master shower needs all new grout and sealant.
-Nearly every single Electrical fixture needs to be replaced.
-Doors installed improperly.
-Some doors don’t even have a strike plate.
-Pathetic paint job
-Broken countertop
-I’m having to re-seal almost the entire house. Bathrooms, toilets, shower, entryways, etc…
-Crooked garage door
Basically I just bought a house that needs a complete remodel from the remodeling that Offerpad claims to have done.
Never again will I waste my time and money with them.
Wanted quick and easy sale
We really wanted to sell our house quickly so we chose Offerpad. They were very helpful and guided us thru the process well. Everything went very smoothly. I would definitely recommend them if you want a quick sale and close. It was a great experience.

Offerpad provided a fair initial offer and promptly scheduled the home inspection, keeping me well-informed throughout the process. Their team remained professional and maintained consistent communication every step of the way. Although they were ultimately unable to extend a post-inspection offer due to the property's condition, I’ve worked with Offerpad in the past and continue to value their service. I always present Offerpad as an option to my home sellers before listing on the MLS.
